The company is building upon the original Cherapa Place and will continue to soar on the east bank of the Big Sioux River and expand to the railyard. 

“We always knew we were going to do something with the land when we purchased it in 2005 but didn’t know the timing, but we knew it would be a while,” stated Haber.

The multi-phase development project is set to transform Cherapa Place into a modern urban center, complete with class-a office spaces, residential condos, retail establishments, and public green spaces.

The project’s 650-stall parking garage and the 10-story office/condo/retail building, The Bancorp Building is now complete, with two elevated mass timber and flat buildings, The Dakota and The Clark coming online in the spring and summer of 2024. 

“The Bank Corp building is connected to The Apex, the original six-story Cherapa building,” said Haber. 

The new 10-story office and retail building hosts luxury condos on the ninth and tenth floors, a 5,000-square-foot event space, an on-site grocer, and is home to four local businesses: The Bancorp, Eide Bailly, ISG, MarketBeat, and IV Club.

The new residential buildings will boast luxurious apartments designed for contemporary, urban living with amenities galore – a gym with outdoor fitness equipment, a grocer/market with a coffee and wine shop, and more retail to be announced soon. 

The Clark is a six-story mass timber apartment and retail building located at the heart of the Cherapa community. Hosting 124 residential units, tenants can be housed in apartments ranging in size from studios to three bedrooms. 

The Dakota is a six-story mass timber apartment and retail building that hosts 109 residential units, ranging in size from studios to three bedrooms. 

“The Clark has a more useful and colorful vibe, while the Dakota has more of a mature vibe,” explained Haber. “Both buildings have beautiful roof decks, community spaces, pet wash stations, dog relief areas, and air-conditioned parking is available as well.”
