Props was founded on the idea that property management should feel transparent, local, and personal.
The Sioux Fallsโbased company manages multi-family communities across the region, with a portfolio made up of modern townhomes. Props also offers select apartment and flat options, all ranging from one-bedroom to four-bedroom homes.
According to operations manager Logan Harmelink, the companyโs mission has always been to provide a better experience.


โProps isnโt just about managing buildingsโweโre here to build communities where people can truly thrive,โ he said.
Props employs more than 20 professionals, including on-site property managers, maintenance staff, and a corporate office team. Collectively, they bring over 120 years of experience in the property management industry.
Harmelink, who started in property management during college, says what drew him in was knowing the work provides one of lifeโs essentials: housing.

Leasing manager Abby Johnson said her interest began when she was a renter herself. Johnson says sheโs come to love her career even more than she ever expected to.
โMy greatest joy in this role comes from running communities where residents genuinely love coming home,โ revealed Johnson. โI strive to ensure every interaction is a positive experience, and Iโve learned just how critical empathy and understanding are in this line of business.โ

Portfolio manager Nick DeHaan shared his background in hospitality is what led him to the field.
โWhat keeps me passionate is learning the ins and outs of each community and ensuring every new resident feels truly at home,โ he said.
Props offers a variety of features across its communities, including gyms, pools, pet-friendly spaces, lawn care, and maintenance. Shared clubhouses are also available for residentsโ hosting events, while newer properties like 41Ellis and The Nova feature arcade rooms and playgrounds.
โThese amenities come at no additional cost to residents, which makes them even more accessible,โ said DeHaan.

The properties are designed with convenience and comfort in mind, so residents can focus on enjoying their homes rather than worrying about upkeep, adds Harmelink.
Props properties are located in the Harrisburg, Tea, and Brandon school districts. Johnson notes many residents choose these areas because of their schools and family-friendly reputation.
โWe hear from residents that they value being in communities where they feel safe, supported, and connected to their neighbors,โ she said.
Since launching operations at the start of this year, Props has already welcomed nearly 500 new residents across its communities. Harmelink says the milestone reflects the trust residents place in the company.

Looking ahead, Johnson emphasizes building a sense of connection is a key focus for the team.
โWe have big plans as we move forward. We want to create communities where neighbors know each other and feel supported. Resident eventsโfrom live music to family-friendly activitiesโare one way weโre planning to foster that sense of belonging,โ she explained.
As Sioux Falls continues to grow, DeHaan says Props will grow with it.
“Weโre implementing feedback from residents and are committed to expanding thoughtfully, always keeping the focus on community and quality of life,” he said.
