Experience views of Sioux Falls and Falls Park that haven’t been seen in more than 100 years. The Steel District—a Lloyd Companies development—started demolition in 2021, and in 2024 unveiled the new neighborhood blending a variety of upscale dining, unique retail, a high-end hotel, and contemporary living spaces. 

“The vision began years ago when Craig Lloyd and Steve Metli would meet to walk around Falls Park and pick up trash,” said Jennifer Seifert-Brenna, VP of hospitality at Lloyd Hospitality Group

This vision, Seifert-Brenna says, was reimagining the property where “modern sophistication meets the city’s rich heritage along the Big Sioux River.”

One of the first phases was the office tower, including the Lloyd Companies headquarters. This offers one of a handful of dining options, Brioux Falls, with a grab-and-go food menu and gourmet coffee for professionals, visitors, and residents. 

Along with a variety of options for meeting spaces, Seifert-Brenna says other perks include the parking ramp (with 900+ spots), a fitness center, a glass skywalk, and other amenities. 

“The skywalk is a welcome treat in the cold months or on a rainy day, and the multiple restaurant and bar choices are great for small meetings or lunches with clients,” she said. 

Other unique dining experiences on the property include Big Sioux Burger, Dahlia Kitchen + Bar, Ironwood Steakhouse, Torrent, and Cascata Italian Cuisine. The last two are located right inside of Canopy by Hilton Sioux Falls Downtown

Hilton brand works hard to incorporate the locale into each property. As this location was built on land previously owned by Sioux Steel, a number of details nod to that, like yellow barrel drums used as nightstands and barn doors made by Sioux Steel at their plant in Lennox. 

Celebrating local art is also important to Canopy properties, and some highlights include a lobby mural by local artist Holly Young. Her commissioned pieces are also in the guest rooms, layered on framed original ledgers from Sioux Steel. 

“This has been an incredible opportunity to be a part of something new, exciting, and vibrant; something that will make a mark in the history of Sioux Falls and downtown,” said Ralinova.

Another important mission to Canopy is bringing nature in with plants. 

“Canopy brand creates a unique vibe, and biophilia is a big part of it,” said Ralinova. 

There is so much plantlife that the hotel has partnered with a local florist to maintain it. 

“The Canopy has so many large windows that capture the exterior views, and bringing plants inside just adds to the beauty,” said Seifert-Brenna. 

Near the lobby’s large wall of plants is a more secluded area called The Retreat

“The Retreat started as a quiet space to get away from the hustle of the lobby,” recalled Seifert-Brenna. “We added a central fireplace and a lot of soft seating. Over time, we identified it would be a wonderful pre-function space to the adjacent junior ballroom and wanted to add an element of entertainment and activity.” 

[Craig] Lloyd surprised the hotel with a baby grand piano for even more ambiance in The Retreat. 

“We are thrilled the piano can play on its own or a guest can go up to it and sit down to play,” said Seifert-Brenna.

Canopy by Hilton Sioux Falls Downtown has 20,000 square feet of flexible event space with statement light fixtures and state-of-the-art technology. The rooms are designed for anything from conference and business meetings to weddings hosting up to 500 guests.

They also have 12 individual meeting rooms, some of which can be combined.

“A fun fact is that the names we selected for all of [the rooms] are related to the history of Sioux Falls,” said Ralinova.

For those staying longer, attached to the Canopy Hilton Sioux Falls Downtown are The District Lofts and The Steel District Condos.

“The District Lofts offer studios and one and two bedroom apartments in the best location downtown,” said property manager for The District Lofts Megan Pederson.

Options for condos include the top floor single-story condos or the ground floor two-story condos. The latter has direct views of the riverfront and greenway with easy access to nature.

“[Guests and residents] can jump on the bike trail or walk downtown or to Falls Park,” said Ralinova. “Being adjacent to Jacobson Plaza provides options for our guests and visitors to visit the all-inclusive play park, splash pad, ice skating ribbon, or take their dog to the dog park.”

The Sioux Falls Parks and Recreation aims to open the Jacobson Plaza this year.  

Another outdoor amenity for guests and residents is Lloyd Landing, which sits along Falls Park. The gifted plaza by Lloyd Companies will be a multipurpose synthetic turf lawn that will accommodate a dog park, outdoor seating and activities, food trucks, public art, live music, and more.

Local shopping is also available at The Steel District with Pasque Boutique and the Washington Pavilion’s Alcove–a curated shop with rotating eclectic inventory and art exhibits.

While The Steel District is open and buzzing, the warmer months will also allow for many more guests with a plethora of outdoor patios. Many of the development’s views also include the Levitt at The Falls amphitheater, giving the ability to view an entire show without having to leave the property.

This all could not have happened without the people behind the project, says Ralinova.

“Hundreds of people have been involved in this development, and all of them had such an impact on what we now have at The Steel District,” she said. “It is something you put all your heart, time, and dedication into and you see it coming to life. So rewarding!”
